The age of your roof
It is commonly agreed that the average roof does have a lifespan. So if it has been more than 25 years since you had a new roof, or since your current roof was fitted, you may need a new roof. The 25 years lifespan is generally adhered to throughout the UK, and if your roof is showing signs of wear and tear, damage, or has a lot of holes, you may need to get an entire new roof.
Chimney Flashing
Chimney flashing can be a clear indicator of your roofs condition. In general, your roof will show signs of aging, and leave clues that it does need replacing. Your chimney flashing is a key area that will reveal the age of your roof. If your chimney flashing is wearing away, or is revealing gaps, a new re-roof may be on the cards.

Similar to your chimney flashing, roof valleys suffer a lot over the years, and can show clear signs of aging. Roof valleys fill with leaves during autumn, and snow during winter, and this causes severe damage to this part of your roof over the years. As the time goes on, this damage becomes increasingly obvious and more dangerous, leading to a full re-roof being necessary.
Holes in the roof
If daylight can be seen through the roof from your attic, this means that your roof needs some urgent attention. In this case, a full re-roof may not be necessary, but your roof certainly needs some attention.
